Sheryl Troiani

DALLAS—Sheryl Troiani, Granite Properties' senior director of accounting, has a passion for providing a safe place for tenants. Based on Granite's tenant feedback, she took on a multi-year project outside her field that improved security and safety at all of Granite's buildings in five cities. As a result, the effort reduced costs for the business. In this exclusive, Troiani recently shared some insights into workplace safety and the impetus for the safety initiative.

GlobeSt.com: How did you go about enhancing the safety and security of your buildings?

Troiani: Based on feedback from a customer experience initiative regarding safety and security at Granite, our company and our customers wanted an upgrade. We already met the industry standard but we were hearing a need from our customers to go above and beyond. I am the head of accounting at the company, but Granite selected me to lead the safety and security initiative because I am passionate about changes in the workplace. I started with interviewing hospitals and schools, places where security and safety are of utmost importance, to see how they handled issues, and researching issues like lighting, cameras versus guards and customer communication.

GlobeSt.com: What are some of the most important aspects to have in place for a building to be safe and secure?

Troiani: Placing cameras at the right places and angles, specifically in garages, parking lots and all entrances to the building to observe any type of activity is one of the most important aspects in making a building safe and secure. Guards see one thing at the time while a monitored multiple camera system picks up everything, everywhere, at once. We partner with Stealth Monitoring, a security solutions company, which uses a proactive camera approach with trained people watching. Their cameras pick up any type of movement and they use a speaker system to warn or scare intruders, alert the guard or contact the police. Garage lighting is also important. When you look at malls and hospitals, there's a wide use of bright lights and white paint. Painting the garage white and enhancing the light in garages, walkways and entrances help make buildings brighter, and we believe safer.

GlobeSt.com: What are some of the main challenges pertaining to safety and security in office buildings?

Troiani: Now that more people work flexible hours, buildings don't operate on a 9 to 5 model anymore. People are in and out of the building at all hours getting their work done or socializing in the lobby (most of our buildings have cafes and corporate living rooms). It's why this proactive camera approach is so important.

GlobeSt.com: How were you able to improve security and reduce cost for the business?

Troiani: Simple things helped improve security like sharing the guard's cell phone number with our customers and painting our garages white. We mainly reduced cost by selecting a proactive camera system while reducing the number of guards. We feel it provides better security with great results.
