TOMBALL, TX—Grand Parkway continues to make a grand impact. A nearby project consisting of four 10,500-square-foot office/warehouse buildings is currently under development by Boatman Construction. 27905 Commercial Park Rd. is located near the intersection of Grand Parkway (99) and Highway 249, and the office warehouses also provide access to Sam Houston Tollway and Highway 290.
The development is expected to be delivered and fully operational by June 2018, with 6,440 square feet being pre-leased. Proximity Commercial Advisors was selected by Dancing Falls Development LLC as the exclusive leasing agent of the project. Tenant demand is already becoming a reality, says Robin Moore, director, Proximity Commercial Advisors.
“Boatman Construction is bringing years of experience to the table to create this exceptional development for Dancing Falls by delivering a high-quality park that tenants will want to be a part of. This park will fill a niche for high-end industrial space within the Tomball area,” says Moore. “The location, centered so close to the Grand Parkway and 249, provides a stiff tailwind for the project. It is already generating excitement and interest as potential tenants realize the quick access it provides to key destinations like IAH, the Woodlands, Kingwood, Willowbrook and Beltway 8.”
The park will be gated with 18-foot eave heights, 12 by 14 foot overhead doors and 120-foot truck courts.
“In terms of uniqueness, the developer wanted to build something at a higher quality than the industrial spaces that typically dot the roadways in this area. This one will have a higher finish, park-like setting and water features, and the 120-foot deep truck court is not something common to metal industrial buildings in our area,” Moore tells GlobeSt.com. “This type of development is reflective of the economic boom Tomball is experiencing after the completion of the Grand Parkway.”
