Saint Ann Court in Harwood

DALLAS—Designed by Los Angeles-based Shimoda Design Group, Saint Ann Court in the Harwood District opened in 2009 and is the sixth out of 18 phases planned by Harwood International. The first level of the two-story red brick building adjacent to Saint Ann Court is Saint Ann Restaurant & Bar and the second level houses The Ann & Gabriel Barbier-Mueller Museum: The Samurai Collection.

Harwood International recently announced a new lease there with Gardner Haas PLLC. The law firm signed 7,000 rentable square feet. Gardner Haas is part of a list of Harwood tenants in Saint Ann Court which includes Amegy Bank, Boston Consulting Group, McDermott Will & Emery, McGuire, Craddock Strother, Northern Trust Corporation, Unisys and Viant Technology.

Other special features for tenants and visitors include the Rockefeller Sky Gardens over the 11-story parking garage, Mercat Bistro, valet parking and a private fitness center overlooking the Saint Ann Court garden. The latest addition to the District is Harwood Number 10, the class-A office tower featuring 220,548 rentable square feet of office and La Rue Perdue, an alleyway consisting of more than 14,000 rentable square feet of retail and restaurant space.

In the 18-block Harwood District, tenants are in walking distance to the American Airlines Center, Dallas Arts District, Dolce Riviera, The Grove at Harwood, Happiest Hour, Katy Trail, Magnolias: Sous Le Pont, Marie Gabrielle Restaurant and Gardens, Mercat Bistro, The Ritz-Carlton Hotel, Saint Ann Restaurant & Bar, and The Samurai Collection.

“With a Walk Score of 92, 8.5 acres of gardens, art-filled lobbies, seven restaurants and a museum, the District prides itself in offering an elevated experience to each of its tenants,” Jessica Young, director of marketing, Harwood International, tells GlobeSt.com. “At an occupancy rate of 98%, the demand has been very high and we are looking forward to the upcoming opening of our latest office tower addition, Harwood Number 10.”

Hannah Waidmann and Kelly Whaley of Harwood International negotiated the lease with Travis Booth and Mike Wyatt of Cushman & Wakefield.

“The Harwood District has developed a reputation for fostering growth,” said Whaley. “Similarly, with Michael Gardner and Eric Haas at the helm, Gardner Haas is one of Dallas' fastest growing law firms. The partnership is a natural fit and we're pleased with Gardner Haas' decision to choose Harwood and look forward to their continued growth.”
