But user demand in even smaller secondary markets has proven quite robust. The Opus Group , for example, has just successfully leased up its Gateway Industrial Center, a new speculative industrial warehouse and office facility in Grimes, a suburb of Des Moines. As reported in GlobeSt.com, the Minneapolis-based firm began developing the 182,000 square foot facility just last year. “The Des Moines market continues to look strong, particularly for industrial,” Jason Conway , director, real estate development, Opus Development Co., LLC , tells GlobeSt.com. “We're seeing tenants with an appetite for more space than currently exists in the area.” “We're extremely pleased to have built and leased this facility to its full capacity in under a year,” he adds. “We recognized significant demand for high-quality industrial developments in the greater Des Moines market and our collaborative and transparent business practices allowed for a seamless solution and transition for these companies.” Tenants of the building include Owens & Minor – a medical and surgical supply distributor – as well as American Contract Systems and Laser Resources , all of whom serve a local client base including UnityPoint Health , a regional healthcare provider. “ACS is pleased to continue our great partnership with UnityPoint Health by moving into the same building as their new distribution center,” says Charlie Persby , executive vice president, American Contract Systems. Gateway Industrial Center is located on a 16-acre site with immediate access to Hwy. 141 and near the intersection of I-80 and I-35. The building features an ESFR sprinkler system, 23 dock doors, two drive-in doors and 32' clear height – a rarity in the Des Moines market. Opus began construction of the warehouse in May 2015, and completed the work in February. Opus has 8.2 million square feet of industrial developments currently in its pipeline or completed in the past 24 months across the US, including the nearby Corporate Woods Industrial Park in Ankeny, IA. “Opus is exploring options for additional projects in the metro area and we look forward to sharing more information as soon as we're able,” says Conway. Gateway Industrial Center is owned by a joint venture partnership between Opus Development Co., LLC and Founders Properties, LLC. Opus Development Co., LLC was the developer, Opus Design Build, LLC was the design-builder and Opus AE Group, LLC was the architect and structural engineer of record.
