CHICAGO—Ryan Cos. US, Inc. has begun demolition work on its 11-acre parcel in the eastern portion of suburban Oak Brook and plans to begin building a new office campus on the land in 2017. Tenants looking for large contiguous blocks of class A space have very limited options on the eastern end of this submarket, and company officials say corporate build-to-suit users have shown a lot of interest in the site.
Ryan Cos. acquired the 11-acre parcel along the western side of York Rd. in February 2016. The new development will feature an array of amenities and structured parking. When complete, construction volume could exceed $70 million.
“Interest in the site and the build-to-suit development opportunities there, particularly among corporate users, has met expectations,” says Jim McDonald, vice president of development for Ryan's Great Lakes Region. “It demonstrates strong market demand for well-located, corporate-focused opportunities.”
According to Sarah Baresel, senior project manager, the company will complete site demolition in two phases. In the first phase, workers will demolish the site's existing 203,000 square foot industrial building. Ryan will then resume demolition of the foundations and parking lots in the spring. McDonald notes that completing phase one of demolition now allows for earlier delivery to tenants in 2017.
Ryan Cos. is providing development, design-build and real estate management services. NAI Hiffman is the broker and exclusive marketing representative, and Wright Heerema Architects is providing architectural services.
