CARLSBAD, CA—The residential market is very strong in the exclusive Bressi Ranch subdivision of Carlsbad, and it's centrally located near Palomar Airport and many successful companies, Shea Properties' VP of industrial development Jon Machiorlatti tells GlobeSt.com. The firm recently completed the development of Shea Center Carlsbad, a 119,408-square-foot, class-A industrial center located on 8.29 acres on Innovation Way in Bressi Ranch.
The project includes two 59,704-square-foot, state-of-the-art industrial buildings, each with first- and second-floor offices, as well as a ±50,000-square-foot warehouse space. The buildings will feature four loading docks, three grade-level expandable doors, 30-foot height clearance, ESFR sprinkler systems and 40×60-foot column spacing.
We spoke exclusively with Machiorlatti about the Bressi Ranch industrial market and what it offers industrial owners, investors and tenants.
GlobeSt.com: How would you characterize the industrial market in Bressi Ranch?
Machiorlatti: The San Diego industrial market in general is very strong. High demand, mainly due to a growing need for e-commerce warehouse solutions, has led to record low vacancies. We've had 16 straight quarters of decreasing vacancy with little new supply coming on line. For that reason, asking rates have seen rapid growth. The North County market, where Bressi is located, is experiencing some of the lowest vacancies in all of San Diego County, with strong asking rates as well.
GlobeSt.com: What can you tell us about the submarket's growth trajectory?
Machiorlatti: Although the demand is high, there is no new inventory coming into the market for at least another nine to 12 months. Land is extremely limited, and that will continue to slow things down. But Carlsbad has a long list of positives that should attract future growth. It is centrally located near the Palomar Airport, and many successful companies call the area home, including ViaSat, Legend 3D, Taylormade-Adidas and Callaway Golf. Tourism is strong, with the Park Hyatt Aviara Resort and Legoland located here, not to mention you're a stone's throw from the Pacific Ocean and all the benefits that our unbeatable Southern California weather provides.
GlobeSt.com: What does Bressi Ranch offer to industrial owners, investors and tenants?
Machiorlatti: The Carlsbad market has much to offer. Even though vacancy rates are low, most of the supply is attractive, newer product built to recent, more-efficient standards. The residential market is very strong in the Bressi area with a wide variety of housing, from apartment communities to single-family neighborhoods to executive homes. The school districts in the Carlsbad area are highly ranked as well, and there's a ton of fantastic retail centers and restaurant options.
GlobeSt.com: What else should our readers know about this newly completed industrial center?
Machiorlatti: Shea Center Carlsbad was built to CalGreen standards, so it's a highly efficient, modern facility. We can accommodate a variety of uses, from high-pile storage to light manufacturing. Although we've just completed construction, we have our first two tenants already taking one of the two 57,000-square-foot buildings, so we don't expect to be vacant very long in this strong market.
