SAN MARCOS, CA—Medical-office-building owners are spending more money on design, materials and fixtures to develop resort-like lobbies and common areas as well as adding more windows and natural light to create a warm and healing environment, JLL managing director Paul Braun tells GlobeSt.com. This practice also holds true for facilities that treat patients dealing with difficult diagnoses like cancer.
Braun, along with his teammates Chris Ross and Kelly Moriarty, recently represented landlord Nordahl Medical Centre Inc. in a lease with cCARE for 20,230 square feet of space at Nordahl Medical Centre in San Marcos. The premises will serve as a new clinic for the oncology and hematology practice of cCARE; Lars Eisenhaur and Dan Yeilding of CBRE represented the tenant.
The three-story, 57,333-square-foot, class A medical office building, developed by Newport National Corp., is located at 838 Nordahl Rd. The JLL team is leading the marketing efforts at the property, which is able to accommodate a variety of requirements ranging from 1,200 square feet to 14,870 square feet on a lease or sale basis.
We spoke with Braun about physicians seeking class-A medical space in order to improve the patient experience, particularly for patients dealing with difficult treatments like cancer.
GlobeSt.com: What have you been noticing about physicians' interest in occupying class-A space in class-A MOBs to improve the patient experience?
Braun: Where it is economically feasible, we see physicians and providers moving from class-B space to class-A medical-office buildings to modernize their delivery of care. In San Diego County, this has caused a direct reduction in class-A product vacancy.
GlobeSt.com: What are MOB owners/developers doing to enhance experience for patients dealing with difficult treatments like cancer?
Braun: To create a warm and healing environment, owners are spending more money in design, materials and fixtures to develop resort-style lobbies and common areas. In addition, they are adding more windows and natural light to improve the patient experience.
GlobeSt.com: What advancements are being made in design, services, parking, amenities, access, etc., to further that end?
Braun: Developers and providers are focused on visibility, accessibility and flexibility. Because hospital systems are competing more and more for patients, branding is especially important, and building signage is a key component. Providers also want to ensure patients have easy ingress and egress to the building, visible directional signage and easy parking. As a result, we are seeing more landlords provide valet parking and concierge services in lobbies.

Braun: More and more hospital systems and providers are trending toward floor plans that accommodate a cluster/pod concept in lieu of long corridors. This is necessary for a “team care” delivery model that allows for providers to be more efficient and flexible with personnel, technology and patient flow.
