SAN MARCOS, CA—On the heels of its recent development activity in the Carlsbad submarket of San Diego, RAF Pacifica Group has acquired 15.65 acres of land in San Marcos, on which the firm plans to build a four-building, creative industrial campus totaling 212,000 square feet. Adam Robinson, principal of the firm, said this would be RAF Pacifica's first ground-up spec industrial development in San Marcos.

“Very little industrial product has been built during the last cycle in San Diego's North County market,” said Robinson. “As an active developer with over one million square feet of new ground-up product underway in San Diego, we are the first to bring a truly innovative Creative Industrial product to San Marcos, with features such as floor-to-ceiling glass entryways, indoor/outdoor amenity areas, and modern finishes. In doing so, we are reimagining the industrial workplace and delivering a work/play environment like no other in the market.”

The firm's planned development, pro-duc-tion, will be a sprawling creative industrial campus, with spaces ranging from 34,000 to 90,000 square feet, designed with the flexibility to expand or shrink as needed to support tenants throughout their business cycles.

The four-building industrial business park will integrate creative office elements and include collaborative gathering areas, tech buildouts, and flexible office space to maximize productivity for a variety of industrial users in San Marcos.

“San Marcos is a market to watch in the coming year,” notes Robinson. “Located in the thriving 78-Corridor, which boasts some of the most innovative tech and manufacturing firms in San Diego County, San Marcos continues to attract a number of startups in need of high-caliber industrial facilities with a corporate headquarters aesthetic. Based on the city's entrepreneurial spirit and strong manufacturing economy, we intend to capitalize on the growing demand for quality industrial space by bringing our trademark Creative Industrial product to this market.”

Robinson adds that San Marcos' highly educated workforce and reputation as an education hub make it an ideal location for emerging companies to launch their businesses.

Located near California State University San Marcos, pro-duc-tion will be uniquely positioned to attract industrial users seeking a young, educated employee base, according to Robinson.

“Today's millennial workforce is placing a greater value on a company's culture and demanding creative workspaces that foster innovation,” explains Robinson. “In order to attract and retain top-notch talent, employers are seeking live/work/play environments that encourage creativity, collaboration, and social interaction. These companies are willing to pay for a high-quality industrial facility that supports this lifestyle.”

The pro-duc-tion industrial business park will also include ample parking, grade-level and dock-high loading doors, extensive glass for natural lighting, and 28' clear-height ceilings.

“By integrating cutting-edge amenities and a creative office component for corporate operations, we plan to bring enormous value to businesses seeking productive workspaces and fill a tremendous void in the current market,” said Robinson.

Pro-duc-tion is slated to break ground in the first quarter of 2017.

RAF Pacifica Group acquired the 15.65-acre land parcel for a total consideration of $8 million from a private seller. The development site is located at the intersection of Bostick Boulevard and Norman Strasse Road. Located in the center of the 78-Corridor, pro-duc-tion offers access to the I-5, I-15, and Highway 78 for transportation.

Mike Erwin and Tucker Hohenstein of Colliers International represented RAF Pacifica Group as the buyer in the transaction. Adam Molnar and Greg Lewis of CBRE represented the seller.

Recently formed RAF Pacifica Group is a privately held, full-service commercial real estate investment firm that acquires, owns, and develops industrial and office properties throughout San Diego County. The firm is spearheaded by Adam Robinson, who was previously a principal of SR Commercial where he directed the firm's acquisition of 68 properties totaling approximately two million square feet and more than $250 million in commercial properties. With Adam Robinson and Steve Leonard at the helm, RAF Pacifica Group oversees a portfolio of 2.65 million square feet of real estate, with a niche focus in office and industrial product. The firm has an additional one million square feet of speculative development in the pipeline, and continues to actively seek value-add investment and ground-up development opportunities in San Diego County.
