ALEXANDRIA, VA–A new format for co-sharing is now live. e-lofts, a start up owned by Novus Residences, a wholly owned subsidiary of Cafritz Interests, has opened its first location in Alexandria, VA, at 4501 Ford Ave.
The concept behind e-lofts is simple: Millennials like co-sharing work space, are eager to live in urban environments and are very bullish on the startup lifestyle. E-lofts can accommodate any or all of those trends by offering loft-style spaces that can be used as either apartments, offices or both.
“This is the only product of its type that combines unmatched style with unprecedented amenities to meet the ever changing demands of both living and working today,” Robert Seldin, CEO of e-lofts said in a prepared statement.
The company acquired the then vacant 4501 Ford Ave. last year and then renovated it into its current incarnation of 200 units ranging between 650 and 1,200 square feet, investing a total of $50 million in the acquisition and rehab.
Rents start at $1,800 a month for a year lease. The lofts, which are not furnished, have open floor plans, 10-foot exposed ceilings, plank flooring, European kitchens and baths, fiber wiring and business-ready electrical and data service.
There are five additional locations planned for the Washington, DC metro area
It is looking for a specific type of building that can accommodate both residents and office tenants: namely, empty offices with tall ceilings, big windows, open floor plans and office compliant parking, according to a written Q&A e-loft provided GlobeSt.com earlier this year. “We are taking an asset class with declining usage and works with the local jurisdictions to create flexibility in zoning that generates scarcity of product (cool lofts) and maximizes demand (live, work, live/work),” it said.
