BOSTON—Harbinger Development of Wellesley, MA was granted tentative approval by the board of the Economic Development and Industrial Corp. to move forward with the development of two hotels in the Boston Marine Industrial Park.

Eamon O'Marah, managing partner of Harbinger Development, says that his firm and the EDIC, a sister agency of the Boston Redevelopment Authority, will now work to iron out a lease agreement on the property known as “Parcel A” along the South Boston waterfront. O'Marah tells Globest.com that plans call for the construction of an L-shaped building that would feature a limited stay and extended stay hotels. The firm is in negotiations with Hilton Worldwide on both hotel properties, but has yet to select a flag for either, he notes.

The current plan calls for a 265-key limited service hotel and a 140-key extended stay hotel. One hotel would be 10 stories and the other would be 13 stories. O'Marah estimates the total project cost at approximately $125 million.

Harbinger has developed several hotels in Boston. Currently the company is advising CV Properties on their Aloft and Element hotel projects, which are expected to open in early 2016. The hotels will be located on two separate parcels on D Street across from the Boston Convention & Exhibition Center. Harbinger is also the developer and owner of the Ames Hotel downtown.

The Parcel A project would be built on a 51,000 square foot parcel located off of Summer Street. The property would also include more than 6,500 square feet of restaurant and retail space, 4,000 square feet of function and meeting space, and an indoor pool. The plan also calls for enclosed parking for 100 vehicles. Perkins + Will is the project architect, O'Marah tells Globest.com.

Harbinger is also currently developing the Haymarket Hotel on Parcel 9 at 111 North St. in the North End section of Boston. The project calls for a 10-story 225-room hotel and 25,000 square feet of retail space in a two-story pavilion on the Greenway. That project is still in the approval process. The firm hopes to break ground in April 2016 on the $90-million project.

O'Marah projects construction can begin on the Parcel A project in about a year.

He says he expects both his hotel projects will succeed due to the high demand and limited inventory for hotel space in Boston. “The Boston hotel market is number four REVPAR in the country. We are underserved by a total number of hotel rooms in the thousands," he says.

For example, O'Marah says that in and around the Boston Convention Center there is a need for 4,000 to 5,000 additional hotel rooms.

“We feel very good about the amount of rooms we are bringing on… The fundamentals for the Boston's hotel market are extremely strong,” he says/

Last week, the Board of Directors of the Boston Redevelopment Authority also approved housing projects in Allston-Brighton and Roxbury that will create a combined 128 units, many of which will be restricted as affordable. The $47-million worth of new development includes many units that are restricted as affordable. The combined projects are expected to create 131 construction jobs.
