MINNEAPOLIS—New multifamily developments have sprouted up throughout much of the Minneapolis half of the Twin Cities, and now the Opus Group, one of the most active developers in the region, has launched a multifamily project in downtown Saint Paul. The Minneapolis-based group just started construction on a six-story mixed-use luxury apartment and retail development on W. Seventh St., and company officials say it is a keystone in revitalizing Saint Paul's historic downtown.

“This is an exciting time for Opus in Saint Paul,” says Matt Rauenhorst, vice president, real estate development, Opus Development Co., LLC. “As construction begins, we can feel the energy building in the neighborhood. It's a pleasure to work in close collaboration with the city of Saint Paul as we work to bring new living and retail options to the Seven Corners neighborhood.”

The planned six-story, U-shaped apartment and retail development will feature a combination of 191 studio, one- and two-bedroom units and three-bedroom townhouse-style residences, as well as 11,500 square feet of ground-level retail space. The residential development will include such luxury amenities as an outdoor courtyard featuring a pool, hot tub, bocce ball and grill areas, as well as a terrace-level patio and club room with river views.

The Seven Corners Hardware site is only part of Opus' current work in Saint Paul, where it is also collaborating with Greco LLC and the city of Saint Paul on the redevelopment of the Seven Corners Gateway site, across from the Xcel Energy Center and bounded by Smith Ave., Kellogg Blvd., W. Seventh St. and Fifth St.

Opus Development Co., LLC is the developer of the newest project, Opus Design Build, LLC is the design builder and Opus AE Group, LLC is the architect and structural engineer of record. Elness Swenson Graham Architects, Inc. is the design architect. The developers plan to complete the project in January 2017.
