OAKLAND, CA–The Hive, a mixed-use development in the heart of Oakland's revamped Uptown District located at 2335 Broadway, is a new concept using some great old materials. Comprised of six retail and restaurant storefronts, eight multi-use office spaces, eight converted lofts and 96 walk-up apartments, the Hive is designed as a platform to feature local culture and further the already-thriving Oakland business community.

Signature Development Group (SDG) is the developer of the project, which is part of the Broadway Valdez District Specific Plan to revitalize Uptown. The $50 million development is designed by Flynn Architecture and landscape architect, The Guzzardo Partnership, as a LEED neighborhood design development for its adaptive reuse of multiple historic buildings, proximity to public transportation and use of green building practices.

Michael Ghielmetti, founder and president of SDG, tells GlobeSt.com: “We've brought together a group of hand-selected merchants, restaurants, and innovative locally owned businesses that are true to the spirit of Oakland's Uptown neighborhood. The Hive features 100,000 square feet of commercial and retail space along with apartments ranging from studio to three-bedroom units throughout three distinct buildings. Featuring a blend of historic structures and new buildings, the Hive's brick and timber aesthetic creates an urban style of its own. Amenities include in-home washer and dryers, stainless steel appliances and upgraded flooring.

“The Hive is as much a state of mind as it is a place on a map. We've created a space utilizing both renovated historic elements and new construction to offer an urban setting that is both familiar and distinct–just like the community around it,” says Ghielmetti.

SDG curated the Hive as an authentic, sustainable and entrepreneurial space for local businesses, social visionaries and artists to converge in one of Oakland's liveliest micro-neighborhoods. Each independent and locally owned tenant at the Hive was hand-selected.

Drake's Dealership–As leaders of Northern California's micro-brew culture, Drake's Brewery began as a one-man operation that has grown into a thriving premium beer brand known for its hoppy ales.

Calavera–Oakland and Bay Area restaurateurs, Chris Pastena (of the East Bay's Chop Bar and Lungomare), Michael Iglesias and Jessica Sackler, serve creative regional Mexican cuisine along with one of the country's largest selections of tequila and mescal.

Firebrand Artisan Breads–The East Bay's only wood-fired, brick oven bakery owned by Oakland resident Matt Kreutz.

Numi Organic Teas–Founded in Oakland in 1999, this brother-and-sister shop produces exceptional organic, fair-trade full-leaf teas and supports community-building activities around the globe.

Inner City Advisors–Community improvement achieved through education, advising and investing in small business owners to create new local jobs.

People's Barber & Shop–A modern take on your dad's favorite shop, with a vintage-inspired atmosphere and luxe grooming services.

Impact Hub Oakland–Part co-working space, part art gallery and part event space, Impact Hub supports businesses working at the intersection of art, technology and enterprise.

Truve Fitness–A holistic private training facility and wellness center offering personal training, Pilates, acupuncture, chiropractic care, facials, massage and a variety of group fitness classes.

Flynn Architecture–An award-winning small architecture firm that specializes in mixed-use and urban in-fill projects, Flynn Architecture is a leader in developing built environments that encourage community engagement.

Zarsion America–A project planning, development, sales and marketing, and property management services firm for real estate clients in a variety of sectors including mixed-use developments.

Stice & Block–Boutique law firm that specializes in real estate, business and environmental law with large-scale development projects throughout California.

Signature Development Group–As developer of the Hive, SDG has an ongoing commitment to developing for impact and has transformed more than 22 sites in 14 Bay Area cities including master-planned communities, commercial and mixed-use developments, adaptive reuse, urban infill, and single-family residential.

Balfour Beatty Construction–This construction management and services firm celebrated its 100th year in 2009.
