MIAMI—JLL just picked up a leasing gig in one of Broward County's hottest office submarkets. The firm will rep the landlord at Commercial Place I and II. The office properties are located at 3230 and 3250 West Commercial Boulevard in Fort Lauderdale, FL.
Commercial Place I is a four-story office building. Commercial Place II is a three-story office building. Both properties are located in the Cypress Creek submarket.
JLL senior vice president Sandra Andersen will oversee the leasing on behalf of the building's new ownership, Brookwood Financial Partners.
"Commercial Place I & II are amongst the highest-quality assets in the Commercial Boulevard submarket today," says Andersen. "Brookwood has a strong track record in the industry, which coupled with the property's class A amenities and strategic location, make the office buildings a very attractive option for tenants seeking space."
Constructed in 1990, Commercial Place I spans 90,235 square feet. Commercial Place II totals 85,197 square feet and was built in 1999. The office properties' location equidistant to Interstate 95 and the Florida Turnpike. The buildings are located on about 11 acres and offer 750 parking spaces combined.
On-site amenities include a café with indoor and outdoor seating and free Wi-Fi, modern fitness center with lockers and showers, state-of-the-art conference center and on-site property management office. Notable tenants at Commercial Place I & II include Blue Cross Blue Shield Association, Traveler's Indemnity, Progressive, Host.net, Atkins Global, and Cisco Systems.
Commercial Place I and II offer a deeper amenity base than most competing office buildings in the Cypress Creek submarket. Leasing rates at Commercial Place I and II start at $16 per square foot triple net.
Brookwood plans to invest $1.2 million in targeted capital improvements including renovations to the common areas, café, conference room and fitness center. The owner also also plans to paint the exterior of the buildings and perform elevator upgrades.
