"Real estate crowdfunding enables smaller investors to diversify their investment portfolio the same way pension funds and endowments do to beat the public markets..."

ATLANTA—Acquire Real Estate, a pre-funded real estate crowdfunding firm, just sold out a $267,500 investment opportunity in its Atlanta Diversified Portfolio. It's a four-property office and industrial portfolio in the Atlanta metropolitan area.

Albany Road Real Estate Partners purchased the portfolio for $41.2 million in 2015. It spans over 371,000 square feet. Acquire projects it to generate average annual returns of between 9% and 11% for investors.

Real estate crowdfunding enables smaller investors to diversify their investment portfolio the same way pension funds and endowments do to beat the public markets—at minimum investments sizes that they can manage,” Josh Klimkiewicz, president of Acquire, tells GlobeSt.com. “From a maturity standpoint, real estate crowdfunding is in its infancy and will continue to gain traction and grow rapidly as more investors view crowdfunding platforms as a simple, safer means to gain access alternative investments.”

Over 20 individual investors invested in the crowdfunding opportunity through the Acquire platform. The average investments ranged from $3,000 to over $100,000.

The $267,500 crowdfunding opportunity was fully pre-funded by Acquire, which enabled its investors to begin earning returns almost immediately after investing. According to the firm, the investment is already delivering on its targeted returns.

The Atlanta Diversified Portfolio is presently 96% occupied and features a strong mix of national, credit tenants. The portfolio is includes a single class A office building—1200 Ashwood Parkway—and three fully occupied industrial buildings: 1155 Roberts Boulevard, 1965 Vaughn Road, and 4955 Avalon Ridge Parkway.

“At Acquire, we look to offer investments in income-producing opportunities located in strong markets,” says Klimkiewicz. “In the Atlanta Diversified Portfolio, we found exactly that and were able to offer a new and rewarding investment opportunity to our Members.”
