Lambert Farms is expanding again, with another 1.5 million in construction underway.

ATLANTA—Panattoni Development company started construction on another 1.55 million square feet of industrial space at Lambert Farms Logistics Park. The industrial project is located just south of Atlanta in Henry County, GA.

Already, 1 million square feet of the industrial space has been pre-leased to an international consumer brand. The remaining 550,000 square feet is being developed as speculative space.

A JLL team led by Wit Truitt, Chris Tomasulo and Reed Davis represented the ownership entity in the industrial lease negotiations and is marketing the spec portion of the project. Panattoni started construction on the development in June and expects to complete it in the second quarter of 2018.

“Lambert Farms continues to attract interest from blue-chip companies, and Panattoni is pleased to be expanding the project once again,” says Dayne Pryor, partner at Panattoni. He pointed to the large lease and spec development as proof the project and Henry County's position as a “preferred location for major logistics facilities.”

In 2016, upscale retailer Tory Burch leased a 753,000-square-foot distribution center at Lambert Farms. Expected to be operational later this year, the distribution center is projected to create more than 150 new jobs. According to Truitt, metro Atlanta's superior logistics location, proximity to the UPS and FedEx hubs in the region, and the access to the Georgia Ports Authority import centers in Savannah, are some of the key drivers for the success of Lambert Farms.

Atlanta's industrial market has never been stronger,” Chris Riley, vice chairman of Industrial National Partners at CBRE, tells GlobeSt.com. “Over the past three years, there have been 35 million square feet of deliveries versus 52 million square feet of positive net absorption. This imbalance of supply and demand has fueled record operating fundamentals in the Atlanta market.”
