The law firm McKool Smith has signed a 15-year lease for 64,120 square feet at One Manhattan West.

NEW YORK CITY—National law firm McKool Smith is relocating its New York City operations from Bryant Park to Brookfield Property Partners' One Manhattan West office tower here.

McKool Smith, which is headquartered in Dallas, has signed a 15-year 64,120-square-foot lease for two floors at the 2.1-million-square-foot office building. The law firm will be occupying floors 50 and 51 of the 67-story tower currently under construction in the Hudson Yards district on the West Side that is scheduled to be completed at the end of 2019.

One Manhattan West's anchor tenant is law firm Skadden, Arps, Slate, Meagher, Flom LLP, who in 2015 announced it had inked a 20-year lease for 550,000 square feet. In December 2016, the National Hockey League announced it had signed a long-term lease for approximately 160,000 square feet of space on five floors at the building, along with a retail lease for up to 15,000 square feet at the property.

McKool Smith's New York City offices are currently housed on the 47th floor at One Bryant Park where it occupies approximately 33,000 square feet and employs 48 attorneys. A company spokesperson says the reason behind the firm's New York City office move is its lease term expiration and that there isn't room for expansion in its current space. “We selected One Manhattan West because it offers a great environment that is attractive to our shareholders and employees, along with several amenities that enhance the work place,” he added.

“This year marks the tenth anniversary since we opened our New York office in 2007,” says Mike McKool, a founder and chairman of McKool Smith. “New York is a very important market for the firm and our clients, and our move to One Manhattan West demonstrates our continued commitment to strengthening and expanding our capabilities in the region. We are very excited about the new space.”

The national law firm's other locations are in Austin, TX, Dallas, Houston, Los Angeles, Marshall, TX, Redwood Shores, CA (Silicon Valley) and Washington, DC. McKool Smith is expecting to take occupancy of its new space at One Manhattan West in the second half of 2019.

McKool Smith was represented by John Amend and JW Amend of The Amend Group and Josh Kuriloff and Drew Braver of Cushman & Wakefield. Brookfield was represented by Bruce Mosler, Rob Lowe, Ethan Silverstein and Matthias Li of Cushman & Wakefield, and in-house by Jeremiah Larkin, Duncan McCuaig and Alex Liscio.

One Manhattan West is part of Brookfield's eight-acre, six building mixed-use Manhattan West development that stretches from Ninth to 10th Avenue and 31st to 33rd streets. At full build-out the development will include six million square feet of Class-A office space, luxury residences at The Eugene, a boutique hotel and landscaped gardens and street-front retail.

One Manhattan West is being built on the northeast corner of the site on Ninth Avenue and 33rd Street. It is the first of two new major office buildings to be built at the site. Two other commercial buildings comprise the remaining office space: Five Manhattan West, which has been completely renovated and re-launched as a collaborative urban space with large floor plates and floor-to-ceiling glass for tenants such as JP Morgan Chase, Markit, R/GA Media and Whole Foods, which will anchor the ground level. Also planned is “The Lofts,” a boutique, 13-story building that will feature high ceilings, terraces and exposed I-beam columns.

The Eugene at Manhattan West opened earlier this year, featuring 844 rental units and more than 55,000 square feet of amenity space that includes health and wellness programming, a rock climbing wall and golf simulator managed by La Palestra, a regulation-size indoor basketball court and other amenities. The Australian-influenced premium coffee shop Bluestone Lane will open in the retail space of The Eugene this month.
