LOS ANGELES—The gap is closing between creative office and traditional office design, according to architect and designer Ware Malcomb. The firm has completed the Landing at 2040, a single-box creative office conversion project in El Segundo. The property has the amenity package of a creative build, but is designed to appeal to both traditional and creative users.
“Today we see the gap between creative and traditional office has closed,” Radwan Madani, Principal of Ware Malcomb's Los Angeles office,” tells GlobeSt.com. “The amenities we designed for a creative office has become a requirement of every office user depending on their business model. Employers realize in order to retain and recruit top talent, they have to provide amenities equivalent to what their competition is offering. As a result, fully leased office buildings are moving forward with capital improvements in order to retain their large tenants. Our design response to this evolution is by working with the latest products and technologies to reduce the financial burden of providing the creative designs while increasing productivity.”
For the Landing, the firm focused on designing a space that would fit the needs of all of today's office tenants. The two-story, 90,000-square-foot property can accommodate multiple users. It features walk-out balconies on both floors, a common lounge area and striking architectural features, like a two-story glazed lobby wall. “The vision and design is consistent with the demands of El Segundo tenants, which includes outdoor amenities, flexible floor plates, iconic architecture and a collaborative indoor\outdoor experience,” Jinger Tapia, a principal at Ware Malcomb, tells GlobeSt.com. “We were able to transform a single building site with little to no outdoor space into a flexible multi user building with several patios and balconies, including a fire pit in a community gathering and meeting zone. The lobby was transformed from a pass-through type space into a functional employee amenity that serves as an extension of the work space.”
There is tremendous demand for spaces like this, according to the designers. While the space was designed to accommodate a multi-tenant user, it was instead immediately sold following construction. “The project was received well by everyone that toured through it during construction and shortly after completion,” adds Tapia. “Due to the high demand of such a space, the building was sold for construction completion.”
Montana Avenue Capital Partners developed the project and Parkwest General Contractors served as the builder.
The firm also recently augmented its civil engineering team with the acquisition of Jansen Strawn Consulting Engineers, a Denver based firm. The transaction closed July 31, but the terms were not disclosed. Jansen Strawn will allow Ware to break into the residential real estate market as well as bolster its commercial team. The 40-person team will continue to operate out of the same location in Denver as a Ware Malcomb Company.
