DALLAS—In an effort to expand company operations with a third office, a real estate investment services firm has taken space in one of the most active submarkets, Preston Center. Matthews Real Estate Investment Services recently leased space at 8300 Douglas in order to relocate executives from Los Angeles.

“Our firm is currently experiencing intense growth, which led to the ultimate decision to expand our services and relocate executives from our Los Angeles headquarters to open a third office in North Texas,” said Kyle Matthews, chairman and CEO of Matthews Real Estate Investment Services.

The class-A office tower is located at the northeast corner of Douglas Avenue and Luther Lane at the Dallas North Tollway and Northwest Highway. 8300 Douglas is a 100,893-square-foot office tower that offers unobstructed views from every side of the building, from North Dallas to Dallas' Central Business District.

The property's central location offers a live, work, play environment conveniently located to many restaurants, retail and fitness centers throughout Preston Center, as well as Dallas' major thoroughfares, business centers and Dallas Love Field. The building was last renovated in 2006 and additional lobby renovations are to be completed in 2017, GlobeSt.com learns.

Todd Noonan, vice president of Stream, represented the tenant, Matthews Real Estate Investment Services, in the transaction, while Ruth Griggs, leasing director of PegasusAblon, represented the landlord, Lionstone Investments.

“The prominent location of the firm's new office space will foster its collaborative and inclusive culture, while allowing the team to recruit and retain the highest talented employees,” Noonan tells GlobeSt.com.

The tower has efficient floor plates to accommodate large and small users, move-in ready suites and abundant parking with a ratio of more than spaces per 1,000 leased square feet, GlobeSt.com learns.

“The Matthews lease is one of the largest relocations to the city's most sought-after submarket, which consistently has one of the lowest vacancy rates in the Dallas-Fort Worth metroplex,” said Noonan.

As previously reported, two trendy restaurants have recently opened in Preston Center as well.
