Residences at Legacy

PLANO, TX—After delivering 2 million square feet of class-A office space in Legacy Business Park, Trammell Crow unveils plans for its first multifamily project in the area. Construction is underway this month on The Residences at Legacy, near the corner of Legacy Drive with access and visibility from the Dallas North Tollway, in the Legacy Town Center.

The project will include a 25-story tower featuring 300 units, including one-, two-, and three-bedroom units, along with select floor plans featuring studies. High Street Residential and Principal Real Estate Investors say the project will include varying sized units from 661 to more than 3,000 square feet. A significant portion of the tower will be dedicated to providing larger unit types with custom home finishes typically reserved for single-family residences.

The project is to have more than 14,500 square feet of indoor amenity space, including a 2,383-square-foot fitness center overlooking one of the pool courtyards, conference rooms, business center, a lounge, media room, Wi-Fi throughout the common areas, an entertaining kitchen and bike storage. Outdoor amenities include a pool courtyard with sunbathing shelves, water features, fire pits and grilling areas, and a large dog park. In addition to the property amenities, the project will include 24/7 resident concierge service. The project will have sustainable building features and will be pursuing LEED certification.

The Residences at Legacy's location has highly ranked schools, 4,000 acres of parks, a vibrant arts scene, a historic downtown and one of the most populated shopping districts within North Dallas including 45 notable restaurants and more than 70 high-end retail stores. In addition, the project has access to the Dallas North Tollway, 121 and Legacy Drive.

“The Residences at Legacy will deliver class-A high-rise living quality apartments and on-site amenities currently unmatched in the marketplace to the already amenity-rich Shops of Legacy,” Joel Behrens, principal within Trammell Crow Company's Dallas Fort Worth business unit and of High Street Residential, tells GlobeSt.com. “In addition, the project will feature a significant number of larger apartment layouts targeting empty nesters looking to have a residence near their friends and family, while also providing them the opportunity for a true luxury lock and leave lifestyle.”

The project architect is Good Fulton & Farrell, interior design is provided by Waldrop + Nichols Studio and landscape architecture is provided by The Office of James Burnett. Andres Construction will serve as general contractor. Construction financing was provided by Wells Fargo Bank.
