Solana office lease

WESTLAKE, TX—More than workplace settings, the office parks of yesterday are increasingly slanting toward all-inclusive destinations in many regards, where people work, stay, exercise, dine and shop. The Solana campus is one of those destination sites that has amenities for both on and off the clock, beyond the typical office building with ground-floor cafe.

Solana recently completed a $70 million renovation, and currently has 1.2 million square feet of class-A office space, 44,000 square feet of retail space, as well as 1 million square feet of built-to-suit opportunities available. The property also features a recently renovated 38,000-square-foot Larry North Fitness Center, a full-service Marriott hotel, conference center and numerous restaurants with both casual sit-down and take-out options.

The Marriott has 15 conference rooms, a restaurant and bar, a complimentary shuttle to DFW Airport and on-site Starbucks, and the fitness center includes sports courts, swimming pools and massage therapists. Along with an on-site park, there is a 2.5-mile outdoor jogging trail, koi ponds and outdoor seating. Tenants can also shop at the nearby Southlake Town Square, which has more than 100 retailers. The campus has on-site management, structured parking, campus shuttle and 24/7 security, GlobeSt.com learns.

Goosehead Insurance recently signed a 62,000-square-foot office lease and will relocate its corporate headquarters office to the Solana campus. JLL's Jeff Eckert, Blake Shipley, Jay Bailey and Frank Taylor negotiated the lease on behalf of the landlord, Equity Office Properties. CBRE's Josh White and Rebecca Smith represented the tenant.

“Equity Office Properties has established Solana as a one the most modern and unique office properties in the metroplex with its new additions and recent capital improvements,” Eckert tells GlobeSt.com. “Goosehead Insurance is a great addition to Solana's growing list of high-caliber, international tenants.”

Solana has access to major suburban population hubs such as Southlake, Westlake, Grapevine, Coppell, Flower Mound, Lewisville and Irving, and is within 10 minutes of DFW International Airport.

“Goosehead Insurance joins global companies Sabre, TD Ameritrade, Marsh & McLennan Companies, and Charles Schwab in making the Westlake-Southlake area their home,” said Eckert. “Strong institutional ownership from Equity Office has made Solana a real option for companies like Goosehead Insurance to strongly consider for its office space needs.”
