HALL Park

FRISCO, TX—The 162-acre HALL Park is known for its landscaping, jogging trails, lakes and collection of more than 200 pieces of modern art displayed throughout common areas and outdoor spaces. Park amenities include a 10,000-square-foot fitness center, conference center, full-service bank, wine lounge, on-site restaurant options, food truck court, courtesy patrols, full-time concierge, retail center and on-site childcare.

The 17th building in the park will soon be underway as $57.265 million in financing has been obtained for the development of 3201 Dallas Pkwy., a 12-story class-A office project. The Holliday Fenoglio Fowler LP team of senior managing director, Trey Morsbach, and associate director, Michael Cosby, worked on behalf of the developer, HALL Group, to place the construction loan with a lending syndicate led by Commerce Bank.

Due for completion in December 2017, 3201 Dallas Pkwy. is a planned LEED Silver-certified building that will add an additional 300,000 rentable square feet throughout 12 floors, making it the tallest office building in Frisco. The campus totals nearly 2.5 million rentable square feet and is currently occupied by more than 190 tenants, including Schlumberger, ThyssenKrupp, Fiserv, Hartford Insurance and Synchrony Financial.

HALL Group also recently announced the addition of Mississippi-based Newk's Eatery to Park Plaza, the office park's new 15,000-square-foot retail destination. As the first retail tenant at Park Plaza, Newk's will occupy the 4,500-square-foot anchor space at the plaza and is slated to open in spring 2017. The eatery will complement the recent addition of Jamba Juice to HALL Park.

“Over the past 20 years, how we work has changed dramatically. When HALL Park was originally envisioned, it was planned to provide a very high-quality workplace. We've continued to evolve the park to provide this high-quality workplace to meet the modern worker's needs, which means adding additional and varied food options that stay open later, since employees no longer have an 8 a.m. to 5 p.m. work schedule, and finding restaurants that can accommodate the longer workday,” Kim Butler, director of leasing at HALL Group, tells GlobeSt.com.

Newk's is known for its culinary-driven menu and open kitchens. This will be Newk's first franchise location in Frisco. It recently celebrated its 12th year in business and opened the first North Texas location in Plano in 2013.

David Zoller with Weitzman represented the landlord. Don Miller with Venture Commercial represented Newk's. Cheek Holdings LLC is the local franchise for Newk's in North Texas.

Located just north of the Dallas North Tollway/State Highway 121 interchange, the HALL Park campus is near Dallas/Fort Worth International Airport, and multiple retail and employment centers such as Stonebriar Centre, The Shops at Legacy, Legacy Park, Granite Park, the Frisco Convention Center and the new Dallas Cowboys' headquarters, The Star.

As previously reported, HALL Park welcomed a design firm late last year.
