Interpoint Distribution Center

WILMER, TX—After Union Pacific chose Wilmer for its global intermodal facility, the city attracted Fortune 500 companies such as Unilever, Proctor & Gamble, Whirlpool, Ace Hardware and Medline. Wilmer, just 15 miles from downtown Dallas, offers access to all regional Interstates (45, 20 and 30), US highways, and both international and general aviation airports of Lancaster, DFW International and Love Field.

The 360-acre Dallas Intermodal Terminal is located just 12 miles from downtown Dallas, within the city limits of Hutchins and Wilmer. Designed to support the growing intermodal volume in the region, this central location provides access to the counties that comprise 97% of the Dallas metroplex population and is in direct proximity to the five fastest growing counties.

The railport is located adjacent to Interstate 45 at Fulghum Road, approximately 3 miles south of Interstate 20. Trucks can gain access to the railport via a high-tech, biometric secured automated gate system entrance. This technology allows a truck driver to process a container through the gate in 30 to 90 seconds, as compared to a national average of 4 minutes.

The city of Wilmer offers some of the lowest tax rates in the region as well as real property tax abatement and Triple Freeport. Wilmer's low tax rates, along with incentives offered by Wilmer's Type A and B economic development corporations including exemptions, abatements and a foreign trade zone, make Wilmer prime for development. For qualifying companies, Wilmer offers tax abatements for real and business personal property, including abatements on qualified leasing arrangements, GlobeSt.com learns. Abatements may be granted for a period of up to 10 years, for sector developments including warehousing and distribution, fabrication and assembly, manufacturing and processing; regional service operations, including financial, accounting, insurance or other back-office operation; and tourist attraction.

County abatements are also available. For Proctor & Gamble's $50 million facility, Dallas County rebated 75% of the site's real property taxes, with 50% of the taxes collected from the business personal property held on site, GlobeSt.com learns.

Wilmer's abundant acreage in five industrial parks along with a workforce of 2 million make it attractive to tenants and residents. Its logistics sector continues to grow with the addition of the Interpoint Distribution Center on Interstate 45 at Fulghum Road, 15 miles from downtown Dallas.

The center slated for completion in July​ is now available for lease. It sits directly across the interstate from Union Pacific's Intermodal Facility and offers easy access to all area interstates (45, 35, 30, 20) as well as general aviation and commercial airports.

The building is comprised of 349,969 square feet on 24.34 acres with ingress/egress to Interstate 45 from Service Road and Fulghum Road. The center has a 420-foot cross-dock configuration, 52 by 50-foot column spacing, 60-foot staging bays, 32-foot clear height, 84 9-by-10-foot dock doors, 36 trailer spaces, 170 car parking spaces and early suppression fast response sprinklers.
