Knox residential

SAN FRANCISCO—Located at the corner of 22nd and Mississippi streets at the edge of Potrero Hill at 1300 22nd St., Knox, a mixed-use residential development with 91 condominium residences, has officially opened for sale. The only for-sale condominiums with Dogpatch proximity, priced from the $700,000s, are already 40% sold.

“We've been seeing a lot of buyers from Potrero, SOMA and the Mission,” Rochelle Vandermerwe, sales manager of the Knox, tells GlobeSt.com. “A lot of the buyers already live in the area and know it is quiet, has a ton of street parking and an artsy vibe. It's a great place to take a break from tech.”

Vandermerwe says many of the buyers are tech types in their 30s and early 40s, and a number are Warriors season ticket holders.

The BDE Architecture-designed Knox by Trumark Urban features a courtyard with barbecue grills, fire pits, an outdoor movie wall and water feature, green roof, butterfly habitat, fitness center and community media room/lounge with shuffle board. The property is near the 22nd Street Caltrain station and 3rd Street area with culinary, nightlife and arts scene.

“Knox delivers homes that pay tribute to the handcrafted and environmentally conscious neighborhood–one of the fastest growing areas in the city. Dogpatch is in the process of returning to its former glory as a dynamic epicenter of industry and art. Knox captures that entrepreneurial, artisan spirit,” says Arden Hearing, managing director of Trumark Urban. “As the only new residential development currently for sale in Dogpatch, Knox highlights the strong sense of community and complete accessibility of the neighborhood. In close proximity to UCSF Medical Campus, the future Warriors arena, 22nd Street Caltrain and 3rd Street Muni light rail, Knox has been designed to maximize urban living for its residents.”

Knox is made up of one-, two-, and three-bedroom homes within 72 unique floor plans. Homes include Bosch appliances, hardwood flooring in the common areas and Nest thermostats. One-bedroom homes are priced from $750,000, two-bedroom homes are priced from $1.1 million and three-bedroom homes start at $1.8 million.

In addition, there will be onsite parking, designated car-share spaces and bike storage for 91 bikes with a bike repair shop. The two-bedroom homes include one parking space and the three-bedroom homes include two parking spaces. The HOA fees are $250 per month, GlobeSt.com learns.

There is locally commissioned public art curated by Joel Pratt with Buka Design and a small retail store near the lobby. In addition, Knox offers access to a wide variety of local commerce, from the shops, galleries and eateries on 22nd and 3rd streets to the numerous creative businesses in nearby rehabbed warehouses. The Romer Young Gallery, Minnesota Street Project, Potrero Hill Playground, Museum of Craft and Design and Rickshaw Bagworks are all near Knox, as are popular restaurants and bars such as Piccino, Serpentine, Long Bridge Pizza, Plow, Smokestack BBQ and Magnolia Brewing Company.

The community will be holding a grand opening celebration on April 27 between 5:00 and 8:00 p.m. Food and refreshments will be provided from numerous local partners, such as Smokestack, La Fromagerie, Recchiuti Confections, Magnolia Brewing and Dogpatch WineWorks.

The Knoxpatch event series starting in May will feature Italian night with Marcella's Lasagneria, followed by a courtyard fashion show with MAC Fashion in June, BBQ & Blazing Saddles movie night with Smokestack BBQ in July, wine blending and chocolate pairing with Recchiuti Confections & Dogpatch WineWorks in September, and pizza and bingo with Longbridge Pizza in October.

Homeowner receive gifts after move-in including a magnum bottle of custom red wine blend from Dogpatch WineWorks, a nine-piece Recchiuti Chocolate Noir box and a $50 gift card to Marcella's Lasagneria.
