Hall Street at Centrum

DALLAS—Quadrant Investment Properties purchased Hall Street at The Centrum, formerly Park Creek Place, last year and is investing in renovations that will transform the 35-year-old boutique office tower into boutique creative space. The 13-story 112,225-square-foot office tower is located in the Oak Lawn/Turtle Creek submarket at 3625 North Hall St.

“This building has been on our radar for several years and we're excited to finally get our hands on it. The base building architecture is ideal for our brand of open, collaborative tenant,” said Chad Cook, founder of Quadrant Investment Properties. “We believe the lobby has been highly under-utilized, and we look forward to creating a functional community space for the tenancy.”

All renovations are set to be completed by August 2017. Plans include transformation of the existing pull-in driveway into a usable plaza and garden. The lobby will also be renovated creating a community space complemented by modern functional furniture and an art collection on loan from Howard Rachofsky.

In addition to exterior and lobby renovations, the Hall Street deli will be updated in conjunction with Method Coffee, offering fresh food options and gourmet coffee. The elevator lobbies, corridors and restrooms will be updated as well.

Hall Street at The Centrum is 90% occupied and is the headquarters for Moroch Partners, a national marketing and communications agency. Existing vacant offices will be converted into multiple spec suites that will provide an open canvas for tenant companies.
