Artist Walk

FREMONT, CA—The city is embarking on a mission to recharge its identity by rebuilding downtown. In addition, a new transit-oriented development of housing, walkable shops and eateries has found a home in the historic Centerville District, GlobeSt.com learns in this exclusive.

Pre-leasing of Artist Walk rental apartments is underway, and the project now has 65% of its 30,0000 square feet of retail space already leased or in-contract ahead of planned project completion later this year. Retailers set to open at Artist Walk include Bun Appetit, Orange Theory Fitness, Sola Salon Studios, Lala Kabob House, i-Tea, Chengdu Hot Pot and De Ala Dental, according to Ryan McNamara, senior development director for Danville-based Blake|Griggs Properties.

“Artist Walk offers beautiful new apartment homes with retail space along activated plazas, bringing new energy to the popular, historic Centerville district,” McNamara tells GlobeSt.com. “Centerville is regaining prominence as thriving area, thanks to its adjacency to the Altamont Commuter Express/ACE train station basically across the street and the growing activity in the area.”

The project is a block from the ACE train station, 2 miles from BART, and easily accessible to Interstate 880, the Dumbarton Bridge and Silicon Valley.

A new private street through the property named Artist Walk Common offers a connection from Post Street to Fremont Boulevard onto landscaped plazas fronted by retail storefronts. When fully complete, Artist Walk will include ground floor retail space along Fremont Boulevard, 185 apartments, a public courtyard, a large fountain and a 1,900-square-foot private community room available to residents for art exhibits and meeting space.

The apartments feature in-unit washers/dryers, 9-foot ceilings and private balconies. The resident amenity package includes a business center, clubhouse, pool, pet spa and bicycle maintenance room.

Residents leasing in Artist Walk's first building at 3888 Artist Walk Common and Fremont Boulevard can take occupancy August 1, with buildings two, three, four and five opening through November. Rents for the market-rate housing start at approximately $2,200 per month.

“We designed the amenities and lifestyle at Artist Walk to provide a respite when you get home, yet close to employment centers, shopping, entertainment, shoreline parks, the East Bay hills and more,” says McNamara.

Artist Walk is a joint venture development of Blake|Griggs and JD Capital. Financing was provided by PCCP LLC. Design is by BDE Architecture and Architects Orange, and the general contractor is Western National Builders.

Blake|Griggs Properties is a private real estate investment, development and services company with a $4.5 billion track record and a $750 million current pipeline of new development projects. Its strategy is to acquire, develop, lease and manage high-density multifamily residential, mixed-use and retail projects primarily located in in-fill markets along the West Coast, with a primary focus on the Bay Area. Led by founders Brad Blake and Brad Griggs, the firm studiously avoids formulaic methods, instead taking a tailored approach to each project.
