DUBLIN, CA—The majority of merit award honors went to Bay Area designs when KTGY Architecture + Planning projects were recognized at the recent 2017 Gold Nugget Awards ceremony. The awards honor a wide range of capabilities, excellence and innovation in addressing complex design/build issues in attached/detached, sustainable communities, mixed-use, transit-oriented developments and senior housing.

KTGY's awards totaled three grand Gold Nugget Awards, including a multifamily project in Playa Vista, CA and a senior living project in Las Vegas. The firm won eight merit honors, including a single-family home and senior center in Las Vegas, best affordable housing community in Pasadena, CA, and best zero net-energy home design in Los Angeles, which was on display at 2016 Greenbuild Conference in Los Angeles. The other awards went to Bay Area projects.

“There is a focus on conservation, connectivity and an active outdoor lifestyle in the Bay Area, and walkability is becoming a driving factor in choosing a place to live,” Jessica Musick, associate principal in KTGY's Oakland office, tells GlobeSt.com. “The KTGY Gold Nugget Award-winning Bay Area projects range in size and scope, from a single-family master planned community, to high-density mixed-use urban-infill in the heart of Jack London Square, but the design intent of each is clear: deliver an experience, an exciting place to live that is deeply connected to the surrounding community.”

The Bay Area grand award winner which received best residential housing community of the year/masterplan was Wallis Ranch in Dublin. The developer was Trumark Communities, builders were DR Horton, Emerald Homes, KB Home, Pulte Homes, Taylor Morrison, Trumark Homes and Warmington Residential, and architects including both KTGY Architecture + Planning and Dahlin Group. This property also won a merit award for best residential housing community of the year/best community site plan.

“The hillside location informed the planning and design for Wallis Ranch at all levels, with emphasis placed on connectivity to the environment and creating spaces for the community to gather and interact,” David Burton, executive director, architecture in KTGY's Oakland office, tells GlobeSt.com. “The design of the clubhouse reflects its hillside location. The heart of the clubhouse is an expansive covered outdoor living room that mediates between an active, kid-oriented pool space on the uphill side of the building, and a quieter, adult-oriented patio on the downhill side. The patio overlooks a community garden, tended year-round by a full-time gardener, which provides residents with fresh seasonal fruits and vegetables available at a produce stand located at the center of the garden. An event lawn hosts concerts and movie nights, and Trumark Communities even dedicated 10 acres of land to the city to build public parks.”

The merit award winners are located in Menlo Park, Oakland, Dublin and Mountain View, CA.

The best multifamily housing community of 18 to 30 acres was 777 Hamilton in Menlo Park. The developer was Greenheart Land Company, the builder was WL Butler Construction Inc., and designer was KTGY Architecture + Planning.

“Located less than a half-mile from Facebook's new West Campus in Menlo Park's Belle Haven neighborhood, 777 Hamilton is designed for young tech professionals,” Musick tells GlobeSt.com. “What's cool about 777 Hamilton is the opportunity to live close to work in a community with like-minded contemporaries, continuing the sense of camaraderie in a setting that encourages the resident to take advantage of all that Northern California has to offer.”

The best on the boards multifamily community was Fourth Street East in Oakland. The developer was Carmel Partners, the builder was CP Construction West Inc. and the designer was KTGY Architecture + Planning.

“At Fourth Street East, two new multifamily buildings share amenity spaces, with the gym and outdoor rooms in one building and a pool and deck area in the other,” Musick tells GlobeSt.com. “This encourages interaction for all residents, creating community. A portion of Fourth Street East is being developed on a former parking lot. Converting surface parking to multifamily brings community benefits: it is new housing that does not displace existing residents and it creates a morning-to-evening environment that supports neighborhood retail.”

The best on the boards site plan was 777 Middlefield in Mountain View. The developer was Fortbay LLC and the designer was KTGY Architecture + Planning.

“There are no streets through 777 Middlefield,” Musick tells GlobeSt.com. “At this new multifamily community, the limited vehicular access allows residents, visitors and the public to experience the main plaza, great lawn, eco-nature walk and pedestrian paseo without the interference of cars.”

The oldest and largest program of its kind—now in its 54th year—the Gold Nugget Awards program recognizes those who improve communities through exceptional concepts in design, planning and development. The competition is open to builders, developers, architects and land planners with projects in the United States and all international countries. The Gold Nugget Awards program is the premier event of the annual Pacific Coast Builders Conference, the nation's largest homebuilding tradeshow representing the West Coast region.
