THE COLONY, TX—Grandscape is one of the largest and most unique mixed-use real estate developments in the country. The massive development spans more than 400 acres and will include 3.9 million square feet of retail, hospitality, attractions, dining entertainment and residential.
Grandscape is being developed by Nebraska Furniture Mart, a Berkshire Hathaway company, the development's first anchor. The mixed-use site is situated south of Sam Rayburn Tollway (SH121) between West Spring Creek Parkway and Plano Parkway north of Dallas.
Dallas-based Merriman Anderson/Architects has been selected as design development and architect of record for the project. HTH Architects of Los Angeles is the design architect and VCC Construction is the general contractor for the mixed-use project.

Plans for the development include destination retail such as Scheels slated to open in 2020, numerous restaurants, a hotel and spa, luxury movie theater operator Galaxy theatres, residential and office spaces, and entertainment concepts, such as Andretti Indoor Karting and Games, set to open in 2019. The project is scheduled to open in phases during the next several years, with the first phase scheduled for fourth quarter 2018.
“Grandscape in The Colony can best be described as creating a city within a city,” Merriman tells GlobeSt.com. “Our job as the architect of record will be to create a community containing all the elements of a city: residential, parks, indoor and outdoor entertainment, water features, shopping, dining and working all in an immersive environment.”
Dallas/Fort Worth is the fourth largest metropolitan area in the nation, according to research data.
