Legacy at Spring Creek

PLANO, TX—One of Plano's founding families, the Baccus family has selected Provident Realty Advisors as a partner to develop land they've owned since the mid-1800s. The Legacy at Spring Creek is a 37-acre mixed-use development at the northwest quadrant of the Dallas North Tollway and Spring Creek Parkway in Legacy.

It will feature up to 100,000 square feet of retail space (the first phase is more than 50,000 square feet), three office buildings of eight to 10 floors each (the tract can accommodate up to 1 million square feet in the first phase and up to 2 million square feet overall) and a boutique hotel with about 200 rooms. Construction is planned to get underway in the first quarter of 2018.

“Every major developer in town was interested in this site. This site is a very high-profile piece of property in one of the hottest markets in the country. The chance to work with a family that has owned this land for a very long time and create a legacy, is a special opportunity for us; hence, its name, The Legacy at Spring Creek,” Leon Backes, president of Provident Realty Advisors, tells GlobeSt.com. “The name 'Legacy' now resonates worldwide, with Toyota, JPMorgan, Liberty Mutual and other corporations recently moving and expanding in this submarket. Legacy has become a brand unto itself.”

The site frames the south end of the Legacy/Far North Dallas-North submarket as the southern gateway. There are not many sites in this area that have the size to accommodate the dual use of an office building within a mixed-use environment, GlobeSt.com learns.

“We're seeing an intense amount of interest in the site, from retail, office and hotel users. The new development is being designed by O'Brien Architects led by Jack O'Brien. Chris Taylor, Trey Smith and Ward Eastman of Cushman & Wakefield are overseeing office leasing. The space is being marketed as a build-to-suit opportunity. The brokers are targeting corporate users requiring at least 75,000 square feet of office space.

Scott Rodgers of DuWest Realty is overseeing retail leasing. He says the initial interest has been brisk and that DuWest is already in negotiations on more than half of the proposed retail space.
