CARROLLTON, TX—The landmark Trinity Valley Shopping Center, first opened in the 1970s, is one of the oldest and most successful retail projects in the area, located at the northeast corner of the President George Bush Turnpike (SH-190) and Josey Lane. It is where Boise, ID-based discount grocer WinCo Foods has started construction on a ground-up 82,077-square-foot anchor store.
The new WinCo Foods is scheduled to open during first quarter 2018, joining a list of national, regional and local concepts at the center. The WinCo Foods store represents the complete redevelopment of an anchor site at the center that formerly was occupied by Target, which closed in 2015. Shortly thereafter, WinCo Foods announced its intentions to open at Trinity Valley. Since then, the Target building has been completely demolished and the site prepared for new development.
“The strength of this site, located at the intersection of two key thoroughfares in a densely populated trade area, and its long history of retail success will be enhanced with this strong new anchor,” said Randy Stebbins, director of asset management with Weitzman, who oversees the operation of Trinity Valley on behalf of its ownership, Josey Trinity Mills LTD.
He noted the center is continually upgraded in terms of a renovated façade, improved signage, landscaping, parking, structural improvements and other ongoing programs to keep the center as vibrant today as when it opened more than four decades ago.
“The new anchor represents a trend of redevelopments being seen marketwide in DFW,” Ian Pierce, vice president of communications with Weitzman, tells GlobeSt.com. “Our retail market currently reports its strongest occupancy in decades, and a big reason is the demand for locations in well-located existing centers at a time of limited new construction.”
The center's ownership and WinCo Foods worked closely with the city of Carrollton to ensure that this critical retail intersection remains vibrant with strong co-tenancy.
“WinCo Foods has been very pleased by the enthusiastic reception we've received across all of our Texas stores,” said Noah Fleisher, director of corporate communications for WinCo Foods. “The good people of Carrollton have been regularly querying us about the opening of this store, and we're thrilled to let them know that we're just a few months away from bringing them both our incredibly low prices across the board as well our trademark world-class customer service.”
Stebbins is helping direct the development of the new anchor store on behalf of the center's ownership. Weitzman's Kathy Detrick, a vice president of construction, is overseeing construction of the new anchor store. Weitzman's Matt Luedtke and Byron Howard direct leasing at Trinity Valley. Weitzman manages Trinity Valley under the direction of property manager Zoe Lopez.
The center incorporates nearly 300,000 square feet of retail space and features a tenant list of strong retail concepts including Ulta, Ross Dress for Less, rue21, Petco, Bath & Body Works, Lane Bryant, Dress Barn, GameStop, Famous Footwear, Claire's, Plato's Closet and others. Restaurants in the center include Chili's, Dickey's Barbecue, Subway, Jack in the Box, International Bakery and Inca's Café.
A line up of services and medical-fitness-beauty options further enhance Trinity Valley's position as a town square for the surrounding Carrollton neighborhoods. The roster includes Alphagraphics, Sherwin Williams, Southwest Spine Center, Leslie's Pool Supplies, Nationwide Insurance, Cricket Wireless, Heena Salon, H&R Block, Weight Watchers, Circle Spa, Premium Cabinets, Gema's Beauty Salon, America's Best Contact Lenses and Glasses, Arthur Wulwick, DDS and Merle Norman.
WinCo Foods is an employee-owned discount grocery company founded in 1967. The grocer, which is expanding in Dallas-Fort Worth, currently operates locations in Texas, Washington, Idaho, Nevada, California, Oregon, Utah, Arizona and Oklahoma.
