FORT WORTH—Recent activity in the north Fort Worth area is continuing to attract new interest to the region. Many new housing developments and highway improvements around and near Champions Circle, the mixed-use development at Interstate 35W and State Highway 114, highlight the growth in the vicinity. This area provides access to a viable employment base in the nearby Grapevine/Southlake/Fort Worth and immediately surrounding neighborhoods.
Moreover, capital investments in this 279-acre office, multifamily, hospitality and retail destination site position it as a good prospect for office and retail tenants interested in taking advantage of the growth and by companies interested in capitalizing on the underserved area.
In response, Fine Line Diversified Development, owner/developer of Champions Circle, selected JLL as its strategic partner to implement its commercial real estate services. JLL managing director Pat McDowell will lead office efforts and associate Austin Speni will lead retail efforts.

One of the many Champions Circle office amenities is the Marriott Champion Circle, a four-star hotel, conference center and golf course. Hotel ownership recently announced extensive renovations to modernize and update all facets of the property.
“The upgrade of the Marriott Golf Resort and Conference Center is going to create a demand for the play and stay theme of the Champion Circle project,” Speni tells GlobeSt.com. “We hope to bring entertainment and full-service dining concepts to cater to the short-term visitors from across the state and country. For the permanent residents surrounding the project, we are looking into bringing in a large state-of-the-art fitness facility. We have also seen plans for a trail system to encourage walking, jogging and biking within the development.”
Also, the recent opening of the Tanger Outlet Center has flooded the area with new retail customers. Accessibility via Interstate 35W and State Highway 114 make the property suited for new retail.

Currently, 1.4 million residents live within 30 minutes of Champions Circle and forecasts project the population to grow to 1.55 million by 2022. The region is also home to the second-fastest growing school district in Texas. Population growth in the area has increased by more than 25% from 2010 to 2016.
