IRVING, TX—Toyota Music Factory, developed by ARK Group, is a $200 million, 500,000-plus-square-foot mixed-use entertainment and lifestyle complex located in the Las Colinas Urban Center. It is the newest all-in-one entertainment and dining destination for DFW residents and visitors.
The venue is expected to draw millions of guests per year. With a tenant mix of 99.9% entertainment and dining, very little retail is part of the concept.
“We have almost no retail and the concept came from 30-plus years of experience in the entertainment and food and beverage business,” Noah Lazes, ARK Group president, tells GlobeSt.com. “We designed it around what we feel would give our tenants the best chances for success.”
The Pavilion at Toyota Music Factory is exclusively booked and promoted by Live Nation, and is the centerpiece of Toyota Music Factory. The music venue includes both indoor space and expansive outdoor lawns. It converts from a 2,500-capacity intimate theater to a 4,000-seat indoor theater and then at the touch of a button, opens up to an 8,000-person boutique open-air amphitheater. The Pavilion will host a variety of entertainment events throughout the year.
Reminiscent of an upscale town square, Texas Lottery Plaza is a full-production performance stage that serves as a gathering place for art and fashion shows, after-work gatherings, city and non-profit events, live music shows, and farmers markets. Encompassing more than a full acre, Texas Lottery Plaza is fronted on all sides by restaurants with outdoor patios.
Ethos Group, a training and consulting company, will occupy 100% of the 100,000-square-foot four-story office tower that looks out onto the entertainment center.
Toyota Music Factory is to include more than 25 restaurants and entertainment destinations. Many have live music, outdoor patios and private rooms with production equipment for business meetings and parties. Eight restaurants, Bar Louie, Boi Na Braza Brazilian Steakhouse, Freshii, Gloria's Latin Cuisine, Grimaldi's Coal Brick Oven Pizza, Thirsty Lion Gastropub & Grill, Top Round Roast Beef and Yard House,
are already open, with the rest opening in coming months.
Opening in March: Bar Manzanilla, Burgerim, Highway 61 South, Kabuki Japanese Restaurant, Martini Ranch, Nosh & Bottle Market, Pop Factory by Maxfrut, Texas C-Bar and Texas Jam House. Also slated to open that month is Market Place featuring local artisan jewelry and food items.
Opening in April: Alamo Drafthouse Cinema, and opening in summer: Kitchen 101 and Violet Room
The development is located on the north side of State Highway 114, just west of the Las Colinas Urban Center at 316 W. Las Colinas Blvd. It is served by the DART Orange Line and as well as the Las Colinas people mover system. The destination is adjacent to the Irving Convention Center and Westin Convention Hotel (under construction), and across from the Texican Court (under construction). Toyota Music Factory is 12.5 miles from downtown Dallas, 10 miles from DFW International Airport and 31 miles from downtown Fort Worth.
ARK Group, headquartered in Charlotte, NC, focuses on the development, operations and marketing of mixed-use entertainment-themed projects. The architect was Gensler, construction was spearheaded by Skanska and financing was provided by SunTrust Bank. Office leasing is being managed by Cushman & Wakefield and ARK Group is handling entertainment/restaurant leasing.
