XM Satellite Radio is the first major technology tenant to move into the NOMA area, a warehouse district named for its location north of Massachusetts Avenue. Economic development officials and the real estate industry have been promoting the area to technology firms looking for industrial space capable of accommodating large amounts of computers and telecommunications equipment.

Interest in the area has grown since last year. The Bureau of Alcohol Tobacco and Firearms has laid plans for a new headquarters building there, in conjunction with plans for a new Metro subway stop.

But some properties in the area still struggle to find tenants. The high-profile Jemal Gateway building at New York and Florida Avenue has been unable to attract a technology tenant because of problems with the building and the Woodies warehouse at 131 M St. NE remains unlet.
