Frederick County and private developers hope to lure high-tech companies half and hour north of the region’s Internet hubs and biotech clusters to the red clay of Frederick, near the crossroads of Interstates 70 and 270. Both the city and county of Frederick plan to spend millions to lay roads, water and sewer lines that would kick off a nearly 500-acre development that lies in both jurisdictions at Gashouse Pike and Monocacy Boulevard called Riverside Corporate Park. The two jurisdictions propose to spend $21.9 million on new infrastructure, but the county has not decided how much it would contribute, says Brian Duncan, director of the office of economic and community development for the county.

The owner, Millennium Development Group of Frederick, led by developer Thomas Poss, is doing site work, grading, landscaping and stormwater management. It plans to start construction this October with two of five planned 80,000-sf buildings and a 100,000-sf speculative data center, he says. It expects to invest $40 million in engineering, roads, sewer and fiber-optic cable over the life of the project, which could create 3.2 million sf of new commercial space.

MIE Properties has started work on two of six planned buildings on land it bought in Riverside that is site-plan-approved for about 500,000 sf of construction. It plans to proceed on a speculative basis.
