The site is located between 110th Street on the west, Interstate 435 on the west, Parallel Parkway on the north and Interstate 70 on the south. Projections state that as much as $500 million in commercial development may result from the project. The Kansas Speedway itself is estimated to cost $287 million.

Plans for the entertainment and retail complex call for the construction of 4 million sf that will include at least two hotels and a half dozen restaurants, as well as retail and office space. The area has been designated by the state to be a major tourism district, which makes it eligible for tax increment financing.
