Despite traffic concerns from a local citizens group that studies have refuted, the city's planning department is recommending approval. A hearings examiner decision is expected in the next week.

The proposal calls for redevelopment of the property between 97th and 98th avenues northeast from Northeast Juanita Drive and Northeast 120th Place. The mostly vacant site is home to a small strip mall, an auto repair shop, a bank and an abandoned grocery store.

In their place would go Juanita Village, a commercial and housing complex including 459 rental apartments and town homes, as much as 70,000 square feet of retail space and 900 parking stalls designed around covered walkways and 2 acres of landscaped plazas and courtyards.

Juanita Village LLC is the developer. Drew Colquitt is the managing director.
