The 30-month construction project will begin no earlier than nine months from now, says Ben Jacobs, JBG principal. The developers don't plan to build on spec.

In the meantime, they believe there is a reasonable chance of significant pre-leasing. The Rosslyn-Ballston corridor along Arlington's Orange Line Metro stations has traditionally attracted professional services, and in the past year, it has drawn great interest from high-technology firms looking for urban settings and fewer commuting problems. JBG has also started construction on a 335,000-sf project a block away from Waterview at 1801 N. Lynn St., which is wired with advanced Internet and telecommunications access.

Waterview's architects include James Ingo Freed of Pei Cobb Freed & Partners and DMJM.
