The Benecia, CA-based real estate company expects to invest upwards to $1.3 million to make improvements to the building, which features a 30-foot high ceiling. Improvements include the addition of a 10,000-sf second floor, and installation of new windows and doors on the ground level to create individual spaces for uses such as retail shop and service firm offices.

Tyris is hoping to attract users in need of office, warehouse, high-tech manufacturing, R&D, wholesaling or showroom space. Renovation work may begin as early as September. The building could be for occupancy by January.

Colliers International and Grubb & Ellis brokered the sale and are handling leasing. Monthly rents are expected to begin at about $1.25 a square foot, triple net.
