Demolition of the Abercrombie & Fitch building at 360 Madison Ave. on the NW corner of East 45 Street has begun to make way for a 25-story class-A office tower. Full floors will range from 5,400 sf to 22,000 sf with several contiguous blocks from 22,000 sf to 132,000 sf. Retail space along the street and avenue will total 15,000 sf.

About one third of the space has been leased to the Screen Actors Guild and David Berdon & Co., and accounting firm. The developer, Kipp-Stawski Inc. of Washington DC, has named Pavarini Construction Co. as construction manager for the 360,000 sf building. Cushman & Wakefield is the exclusive leasing agent.
