Hallbrook Office Center sits on a 75-acre parcel of land that will hold nearly 1 million square feet of office space. Plans call for futuredevelopment to be on a build-to-suit basis. J.E. Dunn Construction isoverseeing the project.
The building under construction, which will be available the first ofthe year, is the second building in the office center, joining theCountry Club Bank. No tenants have been signed for the new 75,000-sf building. Lease rates are projected to be between $25 to $30 psf, some of the highest in the metro. Construction costs areestimated at approximately $13 million.
Greg Swetnam, broker with Kessinger/Hunter & Co., is the leasing agent. Swetnam is also the agent who handles Valencia Place on the Country Club Plaza. Valencia Place, with 238,000 sf, is nearly 90%leased since its opening in February.
