Owner Joe Ward has been asked by the landlord to relocate within 30 days of the opening of a new Starbucks in the center, scheduled for this fall. A spokeswoman for Seattle-based Starbucks Corp. has said the decision not to renew Java Joe's lease was the landlord's, not Starbucks'.

Nat Franklin of Northwest Real Estate Services, the center's landlord, could not immediately be reached for comment, but has acknowledged the decision to a community newspaper. Franklin says Starbucks entre is exactly the kind of tenant upgrade his company was looking for as the end result to a partial renovation.

Ward has yet to decide whether he'll move or shut down his Bellevue operation. Seattle-based Starbucks has 2,341 retail stores in North America.
