Austin real estate firm Hill Partners has purchased the 76,213-sf 8610 Shoal Creek and the 52,116-sf Shoal Creek West building at 8712 Shoal Creek Blvd. In another transaction, a partnership of investors led by Michael Powers of the Madison Commercial Group has purchased One Cameron Place, a 122,288-sf office complex at 7901 Cameron Rd.

Randall Beaman of the DuPont Group Inc. marketed the properties' sales and negotiated the deals on behalf of the sellers. The sellers were different partnerships directed by Provident Realty Advisors of Dallas.

"The sales show the real estate market is very strong and is getting stronger," says Beaman.The buildings' selling prices are being kept under wraps. However, 8610 Shoal Creek and Shoal Creek West hit the market with a combined asking price of $12 million while One Cameron Place was being marketed with an $11 million asking price. One Cameron Place and Shoal Creek West were built in the mid-1980s, with 8610 Shoal Creek predating those by nearly a decade.
