Availability rates went down and have generally softened this quarter buthave remained flat over the last year. Lease and sale activity isincreasing, while construction activity remains stable. Average asking leaserates for the market overall have increased slightly this quarter,contributing to an annual rent deflation over the last 12 months of 12%. The prognosis for the market in the near-term is good, given the job growthforecast relative to current and pending supply.

Oakland County continues to be active. There are still users looking todevelop in the county, such as the purchase by Behr Automotive of 10 acresat I-75 and Rochester Road in Troy.In the Downriver market, LDM Technologies took 250,000 sf on Ecorse Roadin Romulus. The Oakwood Group plans to build a 150,000 sf plastics plantin Taylor. Developers are committed to the AeroPark Commerce Center, whichwill start with 198,000 sf to service Detroit Metropolitan Airport.
