The project would have upwards to 160 one- and two-bedroom luxury apartments, approximately 12,000 square feet of live/work space and 5,600 sf of retail space. The proposed plan, revealed at a recent public meeting regarding a height variance that will be necessary, would also feature a public courtyard and links into the Ohlone Greenway that runs alongside and above the Richmond BART line.

The building, designed by architect David Johnson, would rise 42 feet along San Pablo Avenue but step down on the side of the project facing an adjacent residential neighborhood. Current zoning allows for a maximum height of 35 feet.

The slightly larger than four-acre site sits on either side of the elevated BART tracks, with the larger portion of the project located in a commercial zone along San Pablo Avenue. The developers would be required to set aside at least 30 of the residences for low- to moderate-income families.
