Just west of Interstate 5 and south of I-205, Tracy has seen its share of sprawling residential growth as a result of the robust Bay Area economy. Industrial development has been bustling as well, as distributors put down roots along the interstates that border the west Joaquin County city.

Office space has not been hot, as brokers say the trend has been for office tenants to locate in Concord or in Stockton if not in the immediate Bay Area. As a result Dan Schack, developer and designer of the aforementioned Tracy Boulevard Office Park has been unable to lease much of the building. That is, until now.

Lodi-based World Access Communications and Newark-based World Wide Parts & Accessories, also known as WORLDPAC, are reportedly filling out the 15,000-sf in the Tracy Boulevard Office Park at 2850 N. Tracy Blvd. The 5,000-square-foot third floor remains available. A letter of intent from a third prospective tenant was due the end of last week, according to reports.

Across the street, the 7,500-sf Rancho Murieta office building is fully leased with tenants such as Hedy Holmes Staffing, Easy Method Driving School, SafeCo Insurance and Sarale Farms. There are now plans to build similar space on an adjoining site on Tracy Boulevard.
