New Telecom Center Planned

CHICAGO - Carrier hotel to complete the Illinois Center complex.

Mark Goodman & Associates Inc. has announced plans to develop a new-construction telecom/data center (also know as a carrier hotel) east of Michigan Ave. in the final remaining site of the Illinois Center complex, which began development in the 1970s. The project, to be known as Boulevard Tower East, will be a maximum of 750,000 sf. Groundbreaking is slated for fall of 2000, with completion around the beginning of 2002.”Until now, demand for telecom space has necessitated adaptive reuse of buildings outside the central business district,” says Mark Goodman, president of Mark Goodman & Associates. “At this site we have an opportunity to build from the ground up, at the epicenter of ChicagoÕs fiber optic network.” Several buildings located nearby, including Prudential Plaza II and the Doral, have converted standard office space and leased it to telecom users.Plans for the building call for 16-foot clear height floors, 250-lb. floor loads, 100 watts psf and a windowless environment. The building will also be open for tenant access 24/7/365. The site is owned by KG-BTE LLC, a partnership that includes the Goodman principals. Solomon Cordwell Buenz & Associates will be the architect ; Kenny Construction the construction manager; and Thornton-Tomasetti, the structural engineer.
