Ted Carpenter and Michael Carpenter of Carpenter & Associates, Newport Beach, represented both the Dana Point-based buyer and the seller, the Hamilton Co. of Newport Beach. The two-story building, at 2540 Red Hill Ave., is occupied by Fidelity National Title Co. on a long-term lease.
"Well-located office buildings with long-term leases are difficult to find in Orange County," Ted Carpenter says, adding that the shutdown of the nearby Tustin Air Base could trigger a boom in both commercial and residential development in the area.
