The buildings—a 24,972-sf one at 10021 Willow Creek Road and a 24,312-sf one at 9775 Business Park Ave.—were built in 1984 and are occupied by Edge Semiconductor and WorldXChange Communications.

Both sides represented themselves in the transaction. Shidler West Investment Corp., an investment entity of the Shidler Group, will manage the buildings, according to Marc Brutten, managing partner of the Shidler Group.

"The Shidler Group has acquired about $100 million worth of office, industrial and hotel properties so far this year," he says. "We will continue to make acquisitions, and the Scripps Ranch buildings represent the type of well-located, high-occupancy properties we are seeking."
