The office/warehouse structures, located in Trammell Crow's 100-acre Expo Business Park at Burleson Road and Stassney Lane, should be completed by December, Chad Marsh, vice president of development at TCC told GlobeSt.com. Expo Business Park presently contains about 240,000 sf of office/industrial space, he added.
Expo Building 7 will encompass 104,600 sf and Expo Building 6, 85,600 sf. The structures, located five minutes from Austin-Bergstrom Airport, are being built with 40-foot by 40-foot column spacing and dock-high loading.
"The southeast market has firmed up over the last 12 months," explains Marsh, citing a shortage of available warehouse space in the southeast market. TCC is counting on location as one of the key marketing factors for the new development, he adds. "The three-mile drive to the new Austin Bergstrom International Airport and the ability to access Interstate 35, Highway 71 and Highway 183, are tremendous amenities for incoming tenants," says Marsh.
TCC expects the spec buildings won't be vacant long, given the city's economy and the strength of the high-tech sector. Area brokers say a number of semiconductor manufacturers are eyeballing space for expansion in the southeast corridor.
