The project is slated to be built across the street from the new Enron Field, a retractable-roof stadium where the Houston Astros began playing this spring. When the stadium roof is open, people on the upper floors of the building will have a bird's eye view of the baseball diamond. Trammell Crow plans to construct 200 units of apartments in the top 16 floors of the building. The apartments will rest upon 300,000 sf of office space and 30,000 sf of street-level retail space. The mixed-use project will be located at the corner of Crawford and Preston, with the building positioned in line the stadium's left field wall, about 600 feet from home plate.

Trammell Crow is not expected to proceed with the project unless a major office tenant is signed. The block's old Star of Hope mission has just been demolished, clearing the way for construction.

Ballpark Place is one of several projects being proposed around the new baseball stadium. About five blocks south, Crescent Real Estate Equities Co. has just begun development on the 27-story, 570,000-sf Five Houston Center. The class-A office space in downtown Houston is 98% occupied.
