The section east of Sawgrass Expressway, south of Oakland Park Boulevard, west of Flamingo Road and north of I-595 is felt to have ample retail space already with the presence of the 1.2 million-sf Sawgrass Mills outlet mall. A new fashion mall is proposed for an adjoining site.

City officials feel retail developments without anchors in this section of the city are not economically viable and probably couldn't attract financial backing.
